Questions This Hub Helps With
Check market updates regularly, but do not make decisions from headlines alone. Useful Singapore property insights should be connected to your budget, holding timeline, family needs, exit plan and financing structure.
HDB upgraders should track resale demand, CPF refund, sale proceeds, loan eligibility, condo entry price, ABSD timing and monthly repayment comfort. The right upgrade depends on both market timing and household readiness.
Compare the new launch condo by entry price, land cost, layout, MRT access, nearby resale competition, future supply and exit audience. A good project still needs the right unit and price point.

Latest insights
Every market update should answer one important question: what does this mean for HDB owners who are thinking of upgrading?
Know your numbers first
Before shortlisting a condo or new launch, understand your current property value, available funds, loan comfort and family timeline.
Common questions
It depends on your cashflow, CPF refund, loan eligibility and risk comfort. A proper upgrade plan should compare your sale proceeds, temporary housing needs and purchase timeline before you commit.
The cash needed depends on your sale proceeds, outstanding loan, CPF used, buyer stamp duty, legal fees and the price of your next property. The safest first step is to calculate your numbers before shortlisting.
Yes, but the timeline must be planned carefully. You need to consider MOP status, sale timing, cashflow during construction, temporary housing and whether the project completion date fits your family needs.
Resale may suit buyers who need immediate occupation. New launch may suit buyers planning ahead. The better choice depends on entry price, timeline, location, family needs and exit strategy.
Don't guess. Plan strategically.
Let's build a strategy that is right for your family, finances and future.

About Joelynn Koh
I help HDB owners, families and investors make confident property decisions through honest advice, strategic planning and data-driven insights.
My journey
During the COVID period, my life changed when I was diagnosed with Stage 4 lymphoma. While going through treatment, recovery and uncertainty, I began preparing for my RES examination.
Studying during that season was not easy, but it taught me discipline, patience and the importance of planning one step at a time. Those lessons now shape how I advise my clients.
Entering real estate was never just about transactions. It became a way to help people make major life decisions with greater clarity, confidence and structure.
Today, I combine resilience, market knowledge and strategic planning to help HDB owners and families navigate some of the biggest financial decisions of their lives.
What I believe
Property decisions should begin with goals, timeline and financial planning.
I focus on facts, numbers and market realities rather than headlines.
The best property decisions are often recognised years later.
Who I help
Planning sale proceeds, CPF refund, affordability, timeline and the right move into private property.
Reviewing whether to sell, hold, rent out, upgrade or restructure the property plan.
Comparing projects based on land cost, entry price, buyer profile, supply and exit strategy.
